Council approves Land Use Bylaw changes for housing projects

Lethbridge City Council on Tuesday approved second and third readings of several Land Use Amendment Bylaws and Area Redevelopment Plan Amendments for four different proposed housing projects on the city’s southside. These items were in follow-up to the lengthy Public Hearings on December 10.

The following Bylaws were carried:

Currently there are existing single detached dwellings on the properties at 404 12 Street South, and 408 12 Street South. The approval will rezone both parcels to Direct Control, to allow for the consolidation of these two parcels and for the development of 12 dwelling units designed to appear as four townhouses with secondary suites, and a fourplex.

Sumus had applied to amend the London Road Area Redevelopment Plan to allow them to build to a maximum height of 21 metres at the listed parcels and remove the requirement to pay a redevelopment levy at the listed parcels. This is intended to facilitate the redevelopment of the vacant site to provide up to 47 apartments and up to two commercial units, or up to 49 apartments with no commercial units.

Phase Two of the Land Use Bylaw Renewal project also began off today and the City wants to hear from you! Phase Two of the project explores residential, commercial and industrial uses and districts, as well as parking requirements and other related regulations. From January 21 to February 18, residents can contribute their feedback via the Phase Two online survey.
